Investigation of Water Ingress to 14 Flats at a Seafront Property, Hove, East Sussex

Description:
An eight-storey 1960s constructed block of flats facing the sea at Hove had suffered water penetration during severe storms affecting several of the flats and resulting in service of a Notice from the Local Authority's Environmental Health Department. The problem occurred after the original façade of rendered brickwork had been replaced with facing brickwork and, despite attempts over two years by others, the water penetration continued
An investigation of the problem coupled with an analysis of the exposure of the wall to wind-driven rain using BS 8104: 1992 defined the problem as defective design of the cavity trays at each storey level and poor detailing around windows
The solution had to be both certain (because it involved a claim against a third party) and 'workable' in the context of some difficult construction problems created when the flats were originally built
Hove Planning Authority placed stiff aesthetic criteria on the solution and submissions with alternative façade treatments which were prepared using AutoCAD 3D rendering software and Adobe Photoshop
The selected solution was a terra cotta rainscreen cladding which had to be supported on a steel frame erected over the original façade
